Tell us your story. How did you choose a home in DAMAC Lagoons?
This is our first property. We were shopping around, and DAMAC Lagoons was the only project that kept coming up from everyone. We looked around for a year before we bought in March this year.
Just to add context, we were renting an apartment and wanted a bigger space. The next best option was a townhouse. There are a lot of developers offering different sizes, amenities, and gimmicks. We were looking for something that fit our budget, had a spacious layout, and the kind of amenities that no other developer offers.
Like he said, resort-style living. The lagoon concept is so intriguing and exciting. We’ve heard of lagoons in some communities on a smaller level, but not on such a large scale where the entire community theme is based on it. DAMAC as a brand has grown so much. We’ve seen DAMAC build huge communities and excel in every project. We were motivated to invest, and we also motivated our friends to invest. We and our friends invested at the same time and we’re actually neighbours now.
Was the idea to invest or to live in DAMAC Lagoons? Obviously, when you buy something — even for living — you think about your eventual investment. At any point, if you want to upgrade to a bigger house, you’ll think about what you get when you sell this. From that perspective, buying at this price made total sense. With all the amenities coming up, I think it’s going to appreciate.
Were you a primary or secondary buyer? Secondary.
Have you already seen appreciation in your property value? Of course. I bought at AED 2.7 million and now it’s somewhere around AED 3.15–3.2 million. That’s about 16–17% appreciation already. I’ve only lived here for the last three months, after it was handed over in June. I think that’s a good appreciation to sit on at this stage. We’ve been lucky: we bought in March, it was handed over, and now it’s becoming a community. We’re meeting nice people, the neighbors — everything is settling well.
Did you evaluate other developers before choosing DAMAC? Being a first-time buyer, we obviously looked around. We saw units from a recommended developer, but they were tiny and layouts weren’t carefully planned with a lot of wasted space. Then a few brokers started showing us DAMAC. There was no going back. The layout is brilliant, well-lit, bigger rooms, bigger living space. For us, indoor space was a priority — especially with eight months of summer, we hardly step out. Our home absolutely fit that criteria. What’s outside also matters. No other developer is offering six or seven lagoons, sports facilities, retail space, and landscaping. It’s like living in a resort. Even though the amenities aren’t open yet; the landscaping, the vibe, and the feel are unique. Other developers have small parks, football pitches, and swimming pools, which are basic. What DAMAC is doing is beyond 2025. It’s the future.
What gave you confidence in DAMAC’s vision? One of the brokers took us to DAMAC Hills 1 to see Malibu Bay, the lakes and greenery — and we were sold. If DAMAC could create this in 2018, then in 2025 they can do even better. That gave us confidence to buy here.
What are your thoughts on the construction quality? Quality is superb. While buying, there was a lot of buzz in the market. But we got brokers who said DAMAC is upping the game. We put our faith in that. With all the amenities and the scale of the project, I don’t think a company this size can go wrong. My dad’s been in construction, so I know the details. The flooring is awesome, the colour, texture, tile size are huge. Matte black finishes, solid sliding windows that lock well. Those small things show quality. The design is great — natural light pours in from all sides. It’s very well-lit.
How did you decorate your home? Just to go back to quality — we hired a snagging company, and our friends hired different ones. There were hardly any major comments. For décor, we went for a cozy vibe. We’re not into velvety or royal styles — more into warm, neutral colors, natural light, and open spaces. That’s what we did.
Is there any particular amenity you’re excited about? The central hub! We’re looking forward to the retail space, gym, pool, restaurants. I saw a video about kayaking — I’m excited to buy a kayak and keep it in my garage! The brochure mentions floating restaurants, floating yoga — all of that. I’m excited about anything related to active lifestyle and recreation.
How does the location work for your daily commute? Work is a bit far, which we were aware of while buying. But the priority was to live in a good place. That doesn’t matter anymore. With Dubai’s population and traffic, you’ll spend 45 minutes anywhere. So adding 15 minutes more doesn’t make a difference.
What’s your experience with community management so far? They’re doing a great job. Cleanliness is maintained daily. I see people sweeping, trucks cleaning, landscaping happening every morning. Any maintenance request I’ve raised was addressed. The team is very approachable; they actually respond and resolve issues. That’s really appreciated.
What would you say to someone considering investing in DAMAC Lagoons? All I would say is — DAMAC has changed. DAMAC has improved and come a long way. Just keep your faith and do it.
